Small Lot Houses

Houses on small lots often have a different set of Council regulations to houses on larger blocks. Under the Brisbane City Council ‘City Plan 2000’, small lots are defined as:

“…a lot that has:

• an average width less than 15m and/or an area less than 450m2

• an area less than 600m2 (excluding access way) if a rear lot”

If you are looking to build a house or extension (e.g. deck, carport) on a small lot, you should discuss the siting and design regulations with a qualified town planner to see if a development application is required.

Steffan Town Planning can provide free advice in relation to your small lot enquiries and can prepare and lodge development applications to vary planning scheme requirements if necessary.
